    Senior Associate

    Research:

    • Gathering and evaluating real estate market and property data from various Landlords including listed funds and Private Property owners.
    • Researching companies, landlords, and potential sub-lease opportunities
    • Conducting market calls, previewing stock opportunities, developing fact sheets and tour books, and gathering photos and floor plans

    Client Interaction:

    • Calling prospective clients and setting up meeting with the respective decision makers.
    • Preparation and update of reports, presentations, analyses, and on-line systems
    • Working directly with clients and team members to resolve financial model, transaction and landlord issues
    • Attending building tours with client and regular conference calls

    Analysis:

    • Preparing detailed financial analysis, including NPV and discounted cashflows.
    • Evaluating client building alternatives and lease options on qualitative and quantitative analysis
    • Good market intel to derive all data necessary to assist client with analysing most suitable options.
    • Be willing to grow tech capabilities with JLL IP available to them.

    Transactions:

    • Being able to conduct a lease re-gear, renewal or relocation of a client.
    • Assuming lead role on Cape Town based projects and/or managing one or several components on a large, complex transaction or advisory assignment (e.g. Aligning client operational with RE objectives and strategies)
    • Managing Junior analyst and analyst responsibilities throughout the transaction process (e.g., provide guidance on setting assumptions, reporting process, review of financial analysis, etc.)
    • Reviewing lease documents and writing lease summaries and abstracts, and reviewing other materials as part of the due diligence process
    • Lead the design and preparation of client presentations with assistance from analysts.
    • Run the necessary RFI and RFP processes for property searches and design/build vendor appointments.
    • Support clients with budget and cost recommendations for various aspects of the project
